The checklists are a relatively new feature on Landlord Law. They consist of detailed step by step guidance at different stages of the life of a tenancy.
Checklists already published are the Property Checklist and the New Tenant Checklist. Both important. But this new checklist is arguably the most important of all.
This is the checklist which looks at all the things you need to do at the time you rent the property out to tenants.
Which is an important time. For example if you fail to serve your gas safety certificate you may find that you have lost the ability to use section 21.
This checklist has been rather long in the making as I wanted to include a form you could use to get tenants to confirm receipt of all the important documents you need to serve at this stage.
This is important as the service of the documents alone is not enough. You need to be able to PROVE that you have served them.
This function is formed by the New Tenancy Receipt form. It took a while to set up because it uses a table format and we have not used tables in Document Generator documents before.
