New Tenant Fees Act compliant tenancy agreements now online

May 29, 2019

Tenancy AgreementThe Tenant Fees Act 2019 is due to come into force, in England on Saturday 1 June – which at the time of writing this is less than a week away.

The transitional arrangements were set out in the post here.

I am pleased to report that I have now completed amends to our tenancy agreements.  Or rather, I have prepared four new forms of tenancy agreement for use in England after 31 May:

  • A standard AST form
  • A standard AST for a room in a shared house
  • A standard AST for student lets
  • A standard AST for a room in a shared house for student lets

The main changes are to make sure that any fees charged under the tenancy agreement are compliant with the new rules, although I have also taken the opportunity to do a few other improvements.

The original AST agreements have been left in place for landlords or properties in Wales – where things have not changed as yet.

They will then either be amended or deleted, depending on whether the Welsh tenant fees legislation is the same as or differs from the England version (I have not had time to look at it yet).  This will be done when the new Welsh rules come into force in September.

Logged in Landlord Law members will find the tenancy agreement forms here and a note discussing the changes made here.

There have also been a number of other changes to the site, including new FAQ, the new Deposit Calculator form (which you will find here)  and amends to the trails to take account of the new Tenant Fees Act rules.
